We do not believe that only one type of inspection meets the needs of every person seeking a home inspection in Texas. Our inspections are tailored and designed to provide the information you most need. A seller has different needs and requirements than a home buyer or an investor who may be renting the property. So we offer different inspections with different pricing with different information for each need. There is an inspection available for everyone by calling us. If you are buying investment property, we can assist you with a custom tailored inspection for your needs based on our 35 years of building, maintaining, investing, repairing and inspecting properties.

Standard (Start at $219.00)
This is our most requested inspection, even though often times we are told it is too thorough to be a “Standard”. It fits and is recommended for all types of properties. This is an “Above and Beyond” the Standards and Practices for a Texas Inspection. It includes (1) Cosmetic damages and minor defects (Minor defects are solely the inspectors opinion and may differ from your opinion or others opinions), (2) Common information about your home, (3) Maintenance and safety tips, (4) a detailed checkout of the largest energy consuming appliance in your home (Heating & Air Conditioning system uses 50 -70 % of your total utilities- We also have a State heat & a/c license) and Carbon Monoxide testing.
Some third parties do not appreciate the notation of “cosmetic and minor” defects such as torn wall paper, loose hardware on doors, cabinets and drawers; doorknob damage to walls, multiple holes in wall from hanging items, etc. These are not items of “What Really Matters”, and usually easy to repair or replace. We believe that you may wish to be aware of cosmetic and/or minor defects.

Premium (starts at $319.00)

This is our second most requested inspection. This includes all items of the STANDARD inspection and a free re-inspection of the Seller’s repairs to make sure they were done, attendance with you for a final walkthrough before closing and a 30 day follow up.
This Premium inspection best fits clients who may not be able to attend the Standard home inspection or Client’s who will have tenants in the property.

Technical (start at $549.00)

This is our third most popular inspection and best fits demanding clients who desire the best. This inspection fits new home owners and people who want a home with NO repair needs when they move in. This inspection is most popular with sports stars, music recording artist and those who do not wish to deal with minor problems in their new home.
For our Tech inspection we hire additional licensed professionals such as- A licensed plumber, a licensed electrician, a licensed chimney sweep, a licensed pest control professional and when necessary, a licensed foundation professional or a licensed roofing contractor. Each professional report is a part of our Technical report.
Because of the expertise of each of these Professionals, often times many more problems are found that a generalist home inspector will not find.

Basic (Starts at $199.00)

This is our fourth most popular inspection and meets only the minimum trade association and legal standards. This is the absolute minimum, does not offer any additional services and most closely resembles the inspections performed by the other competition.
It includes only Major Defects
The BASIC inspection is best for clients needing only the very minimum, Major Defects only, either because they are an investor and will be “gutting” the house and renovating the entire structure, or because they are a handyman familiar with the necessary repairs , needs and requirements for real estate. This is not recommended for 1st time home buyers, real estate agents completing their first home inspection experience or anyone purchasing a newly constructed or renovated home.

Renter (Starts at $99.00)

This is for RENTERS only. It is used to document the condition of the property at the time of move in or move out to help avoid conflicts with Landlords. This inspection may also be requested by Renters having problems with Landlords and require a third party documentation of the problem.
The Renter inspection does not meet legal requirements or standards of practice of any home inspection trade association, this inspection is specialized for Renters only.
